What are pitch fibre drains?

Pitch fibre is a drainage-pipe material made from wood fibres treated with pitch. Metro Rod describes deformation and separation of the pipe's layers among the problems its engineers investigate. These are possible findings, not a prediction about your property.

Ask the surveyor to distinguish a confirmed material identification from a suspected one. A description based on the age of the house is not the same as a finding recorded against a particular pipe run. Keep the material question separate from the condition and the proposed remedy.

Turn a material label into a usable record

Ask for a marked plan and a finding for each inspected length, including any change of material. For each concern, request a photograph or footage reference and the surveyor's explanation in plain English. A useful follow-up question is: which observation makes this section different from the neighbouring section?

Use separate headings in your notes for material, observed condition and recommendation. If the contractor moves directly from 'pitch fibre' to a replacement price, ask it to fill in the missing condition evidence. This is an editorial way to organise the discussion, not a technical grading system.

  • Record the start and end access points for the affected run.
  • Ask where inspection stopped and why.
  • Keep suspected defects separate from confirmed observations.

What if the camera cannot get through?

DASA explains that obstructions can prevent camera access or hide the pipe surface. Ask your contractor to show the last inspected position and describe the unseen length. Do not treat an incomplete inspection as evidence that the whole run is sound or that it all needs replacing.

Before further work, ask what question the proposed visit will answer, which method is suitable for the suspected material and when the contractor will stop to discuss new findings. Get the additional scope and price agreed in writing. Do not attempt to force a hired camera through a restriction.

Ask why the proposed repair suits this pipe

Metro Rod describes several repair approaches, with suitability depending on the pipe's condition. The useful comparison is not whether lining or replacement sounds better in general, but why the proposed method addresses the recorded problem in this length of pipe.

Ask what preparation is included, how connections will be dealt with, what happens if preparation reveals a different condition and which completion records you will receive. Where proposals differ, give each contractor the same report and ask them to explain the difference before comparing totals. Our repair-comparison guide covers the wider quotation exercise.

Keep insurance and access questions separate

The Financial Ombudsman Service warns that some policies exclude pitch fibre pipes. Do not read that as either automatic rejection or guaranteed cover: send the report to your insurer and ask which wording applies before commissioning non-urgent work you hope to claim for.

Never enter a drain or chamber. HSE identifies dangerous atmospheres and flooding as confined-space hazards. Leave access, testing and material handling to competent professionals. This guide cannot confirm the material at your property, choose a repair or assess an insurance claim.

Pitch fibre questions to take to the surveyor

  • Which runs are confirmed as pitch fibre, and which are only suspected?
  • What observation supports each proposed repair?
  • Where does the pipe change material?
  • Which lengths could not be inspected?
  • Why is the proposed method suitable for the recorded condition?
  • What will happen if preparation reveals a different problem?
  • Which before-and-after records and written terms will I receive?

Common questions

Do pitch fibre drains always need replacing?

Do not decide from the material name alone. Ask a competent contractor to explain the inspected condition, possible approaches and the reason for its recommendation. This page does not establish whether repair or replacement is appropriate for your pipe.

Can the age of my house prove I have pitch fibre pipes?

Treat age as background information, not a confirmed identification. Ask which pipe was inspected, how the material was identified and whether later repairs introduced other materials.
