Selector limitations

The selector uses a small number of closed answers and deterministic rules. It cannot see the property, drainage route, ownership records, contract terms, water-company territory or a professional’s exact requirement. “Not sure” answers reduce certainty and lead to a cautious outcome.

A result is a starting brief, not a diagnosis, quote, engineering specification or certification that a report will satisfy a third party. The selector does not use an LLM and does not interpret uploaded reports.

Physical inspection limitations

Any real CCTV survey is limited by safe access, visibility and the routes the equipment can reach. Hidden or inaccessible sections may remain unknown. Our report guide asks contractors to record those limits; it cannot guarantee they will inspect every part of a system.

A general home survey has its own agreed scope. The RICS Level 2 scope (opens in a new tab), for example, describes inspection of accessible drainage chambers where it is safe to do so. It is not proof that a specialist CCTV inspection has taken place.

Ownership and jurisdiction limitations

Drain and sewer responsibility depends on the pipe, location, network and UK jurisdiction. This site does not inspect deeds, drainage searches or network records. Obtain advice for Scotland and for any specific property arrangement from the relevant local source.

Contractor and third-party limitations
